Deadline for legalization of unauthorized constructions in rural communities: 01.01.2025

The Armenian Cadastre Committee has issued a reminder regarding the registration and legalization of unauthorized buildings in rural areas. As per the government’s regulations, unauthorized constructions built before 2021 must be registered with the Cadastre Committee. This initiative aims to formalize property ownership and ensure compliance with urban and rural development standards.

While the registration of unauthorized buildings in urban and consolidated communities ceased on January 1, 2024, rural-only communities are granted an extended deadline until January 1, 2025. This differential policy reflects the unique challenges faced by rural areas, including limited administrative resources and higher rates of informal construction practices.

The formalization of these structures is crucial for integrating rural properties into the official registry, enabling property owners to gain legal ownership rights. This process also lays the groundwork for future infrastructure investments and urban planning efforts, ensuring compliance with national development goals. Furthermore, it provides property owners with access to government services and facilitates legal property transactions.

From a policy perspective, this measure highlights the government’s efforts to balance regulatory enforcement with rural socio-economic realities, promoting inclusive development while strengthening governance in property management.
