Strategic Expansion to Westlake
A new IKEA retail location appears set to anchor the Crocker Park lifestyle center in Westlake, Ohio. While an official announcement is pending, all indicators point to the Dutch-based furniture giant taking over the 50,000-square-foot space previously occupied by Dick’s Sporting Goods at 300 Crocker Park Blvd.
Stark Enterprises, the owner of Crocker Park, has been building anticipation for a “major” new tenant through a series of LinkedIn posts by CEO Ezra Stark. The teasers utilized IKEA’s signature blue-and-yellow color scheme and explicitly referenced “some assembly required,” a direct nod to the retailer’s flat-pack furniture business model. Stacie Schmidt, vice president of marketing and communications at Stark Enterprises, declined to confirm the identity of the tenant, directing inquiries to the incoming retailer, which has not yet issued a formal statement.
The Small-Format Retail Strategy
This move aligns with IKEA’s broader 2026 strategy to move away from its traditional, massive warehouse-style locations in favor of smaller, more accessible urban and suburban footprints. These new stores typically range from 35,000 to 75,000 square feet, allowing the brand to penetrate dense markets where the massive, multi-hundred-thousand-square-foot footprint is not feasible.
Greater Cleveland currently stands as the most populous metropolitan area in the United States without a full-scale IKEA location. Residents have historically relied on a pick-up point in Brooklyn, Ohio, or traveled at least two hours to reach full-service stores in Columbus, Detroit, or Pittsburgh. The Crocker Park site offers a logistical advantage, as it is situated just off Interstate 90, providing high visibility and easy access for suburban shoppers.
Previous Expansion Attempts
IKEA’s path to the Cleveland market has been long and complex. In 2018, the company canceled plans for a massive 350,000-square-foot store in Garfield Heights, citing environmental concerns and a strategic pivot in corporate policy toward smaller, digital-forward retail formats. The success of a similar transition in Buffalo, New York, where IKEA is repurposing a 65,000-square-foot former Sears store, provides a successful blueprint for the Westlake project.
If confirmed, the addition of IKEA would mark a significant win for Crocker Park, which has navigated a year of shifting retail dynamics. While notable tenants like Bar Louie and Hot Chicken Takeover have exited the center, other retailers such as Apple and Arhaus have expanded their footprints, signaling a continued evolution of the lifestyle center’s tenant mix.
