Global asset management firm Federated Hermes has completed the acquisition of an equity stake in the flagship real estate debt fund operated by European private credit manager Penny Blue Capital. The Pittsburgh-headquartered financial institution acquired the portfolio interest from ESR Group, taking over the position as part of Penny Blue Capital’s formal corporate separation from ESR Europe and its subsequent return to independent management ownership.
The flagship debt vehicle focuses on private credit solutions secured directly against European commercial real estate and real assets. Penny Blue Capital was originally launched in 2013 by co-founders Beatrice Dupont and Paul House within Venn Partners. The credit platform was subsequently acquired by ESR Group in 2020 as part of its European real estate network. Throughout its corporate evolution since 2013, Penny Blue has originated and executed more than €5 billion ($5.77 billion) in private real estate loans across multiple European jurisdictions.
The transition back to a management-owned independent operational structure coincides with Federated Hermes stepping in as a key institutional investor in the fund. Federated Hermes, which oversaw a total asset base of over $911 billion as of late June 2026, has been building its European private credit footprint. The firm established its dedicated Real Estate Debt business in 2015, while its broader Private Credit division currently controls more than $2 billion in client assets under management.
By taking over ESR’s interest, Federated Hermes gains immediate access to an established European real asset lending platform and its underlying loan book. The move allows Penny Blue Capital’s founding leadership to retain operational independence while maintaining strong institutional backing from a global investment manager. Financial terms of the stake transfer and specific equity percentages were not disclosed in the official transaction updates.
The transaction highlights wider activity within the wealth and asset management sector, where private credit originators are realigning ownership structures while securing institutional capital from major investment managers. With Penny Blue resuming independent operations under Dupont and House, and Federated Hermes expanding its credit holdings, the deal aligns both firms’ strategic objectives in European real estate finance.
