Babcock Ranch expands rental housing as apartment occupancy surges

Babcock Ranch, the master-planned community in Florida marketed as “America’s First Solar-Powered Town,” is rapidly diversifying its housing stock to accommodate a growing workforce. According to Gulfshore Business, the community’s first major apartment complex, Canopy at Babcock Ranch, has reached 85% occupancy.

Developed by Indianapolis-based Milhaus, the 373-unit project began leasing in December 2023 following a $7.7 million land acquisition in 2021. Adriana Nelson, vice president of multifamily for Kitson & Partners, stated that the move toward high-density rental units is a strategic effort to support workers who prefer flexibility over permanent homeownership.

The rental market in the development is also expanding beyond the Canopy project. Babcock Ranch is currently developing B Street, a mixed-use project that will feature 140 one- and two-bedroom apartments alongside new retail and office space. Furthermore, the community’s single-family rental option, Flatwoods, which consists of 246 units, is nearing full capacity.

To maintain growth, Kitson & Partners is offering targeted incentives at Flatwoods, including a two-month rent-free promotion and monthly discounts for emergency responders and educators. As the community continues to evolve, these projects aim to bridge the gap between infrastructure, local employment, and residential accessibility.
