In a financial performance that highlights the immense capital reallocation underway in the digital infrastructure sector, IREN Limited (NASDAQ: IREN) reported a net loss of $702.6 million for the fiscal year ended June 30, 2026. According to the company’s official SEC filings and business updates released on August 27, 2026, this substantial bottom-line deficit was heavily driven by non-cash impairment charges of $638.8 million, which primarily stemmed from decommissioning older Bitcoin mining hardware as the company aggressively converts its facilities to support high-performance artificial intelligence (AI) cloud services.
Despite the steep net loss, the company’s underlying transition dynamics show rapid commercial scaling. IREN’s total revenue for the fiscal year grew to $707.0 million, up from $501.0 million in FY25. The core engine of this expansion was its AI Cloud Services division, which generated $128.8 million in FY26—a nearly eightfold increase compared to the $16.4 million reported in the previous fiscal year. In the fourth quarter of FY26 alone, total revenue reached $137.2 million, outperforming consensus FactSet estimates of $132.3 million.
The Financial Balance Sheet: Impairments vs. Revenue Growth
The stark contrast between IREN’s GAAP net loss and its operational growth underscores the structural friction of transitioning physical assets. The $638.8 million in non-cash impairments for the full year, alongside a $450.4 million impairment in Q4 FY26 alone, reflects the rapid obsolescence of specialized application-specific integrated circuits (ASICs) used in cryptocurrency mining. The operational centerpiece of IREN’s transition is its multi-year contract with Microsoft, designated as “Horizon 1.” This project represents the first of four planned 50-megawatt (MW) liquid-cooled data center deployments at IREN’s facility in Childress, Texas. During August 2026, IREN successfully delivered Horizon 1 to Microsoft, achieving NVIDIA Exemplar Cloud status for its deployment of the advanced GB300 NVL72 liquid-cooled architecture.
Commissioning is currently underway for Horizon 2, while Horizons 3 and 4 are in late-stage construction with targeted deliveries in the final quarter of 2026. To support this infrastructure, IREN is executing a global expansion strategy across a data center pipeline exceeding 5 gigawatts (GW). The company is targeting cumulative capacity deliveries of 0.3 GW in 2026 and 0.8 GW in 2027. This physical footprint is being optimized through additional liquid-cooled deployments at existing sites in Mackenzie, Canal Flats, and Prince George, alongside greenfield developments in Oklahoma, Texas, Australia, and Spain.
Capital Structure and Debt Financing
To fund the massive capital expenditures required for high-end GPUs and data center builds, IREN has deployed a highly structured, capital-efficient financing strategy. The company secured a $3.6 billion investment-grade GPU financing facility at a 6.0% weighted average interest rate specifically earmarked for the Microsoft contract. Combined with customer prepayments, which cover 45% to 55% of GPU capital costs, this facility funds 96% of the associated hardware expenditures.
For non-investment-grade customer deployments, IREN secured an additional $2.8 billion in GPU financing. This includes a $2.4 billion facility led by Blue Owl and Pacific Investment Management Company LLC (PIMCO), acting as adviser to certain investors. This facility carries a 9.0% fixed interest rate and is structured to fund 90% of the capital expenditure for the air-cooled expansion at IREN’s Mackenzie site. According to management, the combination of structured debt and upfront customer prepayments provides excess liquidity that can be redirected to broader data center construction costs.
The Strategic Tension: ARR vs. GAAP Realities
A key focal point for institutional investors is the divergence between IREN’s current financial losses and its projected forward-looking metrics. The company reported a contracted Annualized Run-Rate Revenue (ARR) target of $4 billion for its 2026 capacity, with approximately $1 billion in ARR operational as of late August 2026. Management noted that its 2026 capacity is already largely sold out, with late-stage negotiations underway for its 2027 and 2028 allocations.
However, ARR remains an operating metric rather than a GAAP measure. Actual recognized GAAP revenue may be materially lower, as realized income depends on successful commissioning, long-term hardware testing, and formal customer acceptance. The transition also shifts IREN’s counterparty risk profile. While Bitcoin mining offered immediate liquidity on open-source networks, the AI cloud model ties IREN’s revenue stream to long-term enterprise contracts with hyperscalers and frontier AI labs such as Cohere, Perplexity, and fal.ai.
