End of an Era for Yishun 10
Singapore’s historic Yishun 10 cineplex, recognized as the nation’s first suburban cinema multiplex, is set to cease operations on March 2, 2027. Property developer Frasers Property announced on September 2, 2026, that the iconic site at 51 Yishun Central 1 will undergo a major redevelopment, transitioning from a leisure hub into a modern mixed-use complex.
The project, which is slated for completion by mid-2031, will introduce approximately 110 residential units to the Yishun Central area. This marks the first residential launch in this precinct in over a decade. In addition to housing, the development will feature a retail podium at the street level and a landscaped facilities deck on the second storey, aiming to integrate the new structure into the existing urban fabric.

Strategic Acquisition and Planning
Frasers Property secured full control of the 39,125 sq ft site through a series of strategic acquisitions. The developer purchased the cineplex from Golden Village Multiplex in June 2025 and subsequently acquired the remaining 10 strata lots from Frasers Centrepoint Trust for $34.5 million. The site, which boasts a gross floor area of 117,376 sq ft, is positioned advantageously next to the Yishun MRT station and the Yishun Integrated Transport Hub, providing seamless access to Northpoint City via an underground pedestrian network.
Soon Su Lin, chief executive of Frasers Property Singapore, stated that the company is embarking on “the next chapter of the Yishun Central site” with this development. The project is seen as a significant move to modernize the area while leveraging its high-traffic location.
Preserving Community History
Recognizing the cultural significance of Yishun 10, which first opened its doors on May 28, 1992, Frasers Property has launched the “Yishun 10 Memories” initiative. The company intends to document the building’s history, which was renovated in 2010 and later renamed GV Yishun. Preliminary plans include upcycling selected artefacts from the original cinema, incorporating community stories into the new design, and creating interpretive murals within the future complex to honor the site’s legacy.
While the project signals a shift in local land use, financial markets reacted modestly to the announcement, with shares of Frasers Property falling 1 per cent to close at $1.01 on September 1, 2026.
